Denys Saisse is the founder and operator of Orkasa, the AI-native CRM purpose-built for real estate brokerages in Latin America. He runs product, engineering and design from Panama City, where the company was founded in 2026.

Convinced that LATAM brokerage productivity won't be solved by yet another US-imported CRM, he builds Orkasa around the actual constraints on the ground: Panama's Ley 81 compliance, Colombia PSE integrations, Mexico CFDI digital signatures, the local vocabulary of each market. The platform covers nine countries today.

Trilingual (French, Spanish, English), Denys operates Orkasa fully bootstrapped, with no outside capital, applying the product discipline inherited from the Swiss minimal editorial culture that also defines the brand.

Why Orkasa exists.

Origin

In 2026, in Panama City, Denys Saisse founded Orkasa after concluding that no existing CRM was designed for the operational reality of a Latin American real estate brokerage. US-imported tools ignore local vocabularies (apartamento in Panama, depto in Argentina, depa in Mexico), regulatory frames (Ley 81, UAF, UIAF Colombia, CFDI 4.0), dominant portals (Encuentra24, Mercado Libre, Marketplace), and the real workflows — where WhatsApp is often the default CRM.

The product

Orkasa unifies into one platform: multilingual AI-generated listings, one-click 12-platform multi-publishing, WhatsApp / Instagram / Facebook lead inbox with automatic qualification, pre-built contracts with legally valid digital signatures, brokerage accounting with commission splits and country-specific tax retention. OFAC / UAF / UBO compliance runs automatically at signature.

LATAM vision

Panama is the seed market: deep ground knowledge, mastered regulatory frameworks. The roadmap covers Dominican Republic, Costa Rica, Colombia, Mexico, Argentina, Chile, Ecuador, and Brazil — nine countries total. The ambition is to become the operating system for LATAM real estate brokerages, where the US proptech ecosystem stops at the border.
